TO: All Homeowners and Residents of Garden Homes Maintenance Association

 RE:  Announcement of Property-Wide Survey / TOWN HALL MEETINGS

 Dear Community Member;

           This letter is to inform you that your Board of Directors selected Pulaski Arita Olsson Inc. (PAO) to survey our association to determine the exterior condition of our buildings.

           PAO will have personnel on site at various times during April to photograph conditions needing our attention.  This work will result in PAO preparing a property-wide matrix of their findings together with estimates of probable costs.  This work, along with the steps required to safeguard our home investments, will be reviewed with our Board and members from our Maintenance Committee in May.

           We plan to report these findings to the entire Community at a Town Hall Meeting scheduled for 7:00 PM, Wednesday, June 22, 2005.  A second Town Hall Meeting is scheduled for 7:00 PM, Wednesday, July 20, 2005 where we will present the boards recommended course of action. This second meeting will be followed up with a community vote on the recommended course of action. Both these meetings will be held at the Turtle Rock Community Center, 1 Sunnyhill, Irvine. PLEASE RESERVE THESE DATES ON YOUR CALENDARS.

           We are asking ALL homeowner to participate in this important effort to preserve our special community.  Please watch for additional information on this issue presented in our "Monthly Newsletter" and on our community website at www.turtlerockglen.com.
