EXTERIOR RENOVATION AND PAINTING PROJECT
The wood exterior of our homes were last repaired and painted in 1998. They are due to be painted again in 2005. In preparation for this potentially significant project, the Board of Directors commissioned a study to assess the condition of each of the 142 homes. While not complete, preliminary study results are suggesting that the costs to repair and paint our homes will be significantly more than in 1998.
The increase in cost is due partly to inflation, especially in the cost of our cedar siding, but is mostly the result of the aging of the exterior of our homes, which are nearing the 30-year mark.
In response to these preliminary study results, the Board of Directors has directed the Maintenance Committee to study various options including:
1) Repair and painting of existing wood exteriors.
2) In-kind replacement of the exteriors with cedar shingles and tongue and groove siding.
3) Replacement of the exterior with modern composite materials with similar aesthetic appearance as the original cedar siding.
4) Upgrade of the exterior using alternative materials such as brick or stone.
The first step in the evaluation will be to consult with architects and other professionals who are familiar with our goals.
While the Board fully expects the committee to make a recommendation based on balancing costs and future benefits, a final decision will not be made without full input from the Association membership.
