MESSAGE FROM THE PRESIDENT  

APRIL BOARD MEETING:

 

Our April 25, 2006 meeting of the Board of Directors was held as scheduled.  Attendance included all five members of the Board of Directors, Chairpersons from our Budget and Maintenance Committees, Elliot Marks, President of Lone Star Termite and Pest Control, Grant Davis and Jon Spragle from PAO, Charles Jeffries our association manager from Optimum Property Management and about a dozen homeowner's.  It was nice to see some homeowners attending a board meeting for the first time at this meeting.

 

Two issues were raised by homeowner's and included questions and concerns regarding fumigation and paint color. 

 

The Chairman of the Budget committee reported that Optimum has been managing the collection of our special assessment receipts  for our renovation project.  The Committee is working with PAO and Optimum to keep the board posted on a monthly basis of the cost of the renovation project against our proposed budget.  I want to  thank Liz Rutherford and the Budget Committee for the  advice and council they provide to our association board.

 

The Chairman of our Maintenance committee, John Gustafson, presented the committees "paint color scheme" recommendations to the board.  After four months of work with color consultant Kimberly Emmett of ICI and input from approximately 30% of our homeowner's, the committee recommended 5 Base house colors.  Each house color was complimented with an Accent (trim) color, a Front Door Color (where currently an association responsibility), and a common exterior Fence color.  Colors of either the body or accent color of the specific unit were recommended for automatic architectural committee approval for individuals requesting to paint their interior fences and patio cover colors to match the new paint schemes. (Interior fences and patio covers are homeowner responsibilities.) Additionally, the handling of all block walls was addressed. The final layout (e.g. which house will be painted which color) will be determined by the consultant Kimberly Emmett based on the overall aesthetics of the community.  The new color scheme is consistent with colors being used on new developments today.  The board voted unanimously to approve the committee's recommendations as presented. 

 

 

EXTERIOR RENEWAL PROJECT:

 

 

Elliot Marks of Lone Star Termite & Pest Control reports that the fumigation process got started as planned in late April.  Homeowners have shown good cooperation with meeting attendance, education sessions, and the key turn in process.  A number of people have expressed concern of receiving violation notices for trash cans left out while their home was being fumigated.  We will not be issuing notices for people whose homes are being fumigated.  If this process stays on schedule, it is scheduled to be completed by mid June. Should you have any questions concerning the fumigation process please contact Lone Star at (714) 526-2847.  As a point of interest, this process will be followed up annually with an annual termite inspection of all our homes along with a maintenance program.

 

As of this writing from the bids and contractor review by PAO, the board has selected the bid of Bridgeport Builders for  the repair and painting of our homes. We have requested that Bridgeport obtain a completion bond prior to our completing the contract processing.  Hopefully this work will start in early May.  The process will follow a similar pattern to the fumigation process.  The first step of this process will be for the builder to set up a full project area which will include trailers, storage bins, painting yard, and an office site.  Homeowners will be notified by Bridgeport when work will begin on their property.  We are not anticipating the need for anyone to leave their residences during this process.  Parking is anticipated to be a burden during this construction period.  Anything homeowners can do to minimize parking on the streets will be helpful.  As mentioned previously, we are hoping this project will be completed within 6 to 8 months of the start date.

 

Please join us at our monthly board meetings to learn the latest updates and status of our renovation process.  PAO will be attending our board meetings throughout the process to answer our questions and update us on the progress being made.
