MESSAGE FROM THE PRESIDENT

 


FEBRUARY BOARD MEETING:

 Our February 28, 2006 meeting of the Board of Directors was held as scheduled.  In addition to the entire Board of Directors, this meeting was attended by Chairmen from our Budget, Maintenance, and Parking committees, and an additional half dozen homeowners.     The major issues addressed during the homeowner's forum included parking, architectural controls, and the renovation project.  The Chairman of the Budget, Maintenance, and Parking Committees each reported to the Board the status of issues being worked on by each of their respective committees.

 

EXTERIOR RENEWAL PROJECT:

 I am happy to report the board  has reviewed the bids on the termite eradication for our property.

 This is the first step in our Exterior  Renewal Project, and probably the most intrusive for most of us since it will require us to vacate our homes for a couple of nights during the fumigation process.  The board has selected Lone Star Termite & Pest Control of Fullerton, CA. to do this work.  We are currently completing our contracts for this work. Your home will be treated twice during this process, one time for subterranean termite treatment, and once for the fumigation process.  Treatments are planned to start in mid April and be completed before the end of June.  Homeowners will  receive in the near future from Optimum  a "Notice of Fumigation".  Please do your best to attend your training session in order to get proper education and instructions for this process.  All training will be conducted and coordinated by Lone Star Termite & Pest Control.

 Requests for Bids with our specifications for repair and painting of our structures have gone out to four companies during March.  We expect to receive these bids for Board review during early April. If all goes well, we will hopefully be in a position to complete a contract and begin work by the beginning of May.  I will keep you posted via this Newsletter as progress in made.

 We are anticipating that the Maintenance Committee will  present their paint "color selections" to the board at the March Board of Directors meeting.  I want to thank the many homeowners' that worked  on the color selection process for the  past three months.  I know you have had many meetings and endured much discussion to determine the best answer for color choices on buildings that are the age and in the condition of ours.  Again, I thank all of you who have volunteered your time to this process and extend a special thanks to Kimberly Emmett, ICI Paint Consultant, for sharing her extensive experience and advice and to homeowner's John Gustafson and Eileen Morris who have taken leadership roles in this process.

 

TREE TRIMMING:

 A number of homeowner's have inquired recently about the trimming of our trees.  Late last year we entertained bids from 4 qualified tree service companies for the trimming and pruning of our 558 trees.  A three year contract was awarded to ProCare Tree Services, Inc. of Signal Hill, CA. for this work.  They will crown and thin our trees on a predetermined schedule by tree type during the Fall/Winter of 2006, 2007, and 2008.  We have almost 30 varieties of trees and a schedule was developed by the current condition, growth pattern by tree type, and number of each tree type so we could budget approximately $10,000 a year for this service.  This will allow us to start maintaining this valuable asset, our trees, in a reasonable way.  We now have a process in place in order to continue tree maintenance on an ongoing basis at a relative fixed cost for future years.  Should you feel you have identified a safety issue with a tree, please advise Optimum and they will have Mission Landscaping address the issue within our normal landscaping services.

 

Thanks again to all of you that continue to dedicate your personal time to one or more of the volunteer committees contributing to our maintenance association.  We continue to make gradual improvements to our association because of your contributions.
