REMEMBER
TO VOTE:
I
have only one request to make of each of you this month.
Please cast your vote. You
should now have received your ballot (or
soon will receive your ballot) to vote on our building restoration project.
If you have already returned your ballot, thank you.
If you have not, please do so now.
Your vote, either for or against, counts!
I
again reviewed the issue of including both Scenarios B and D on the same ballot
with our Garden Homes Association attorney.
It was again recommended to put only a single issue on the ballot for the
purpose of simplicity and clarity. Therefore,
the ballot you received is a vote to approve Scenario B, the Composite Envelope
Replacement. Should this vote not be
approved, we will mail out a ballot for approval of Scenario D, Minimal Repairs
and Painting with a $168 monthly dues increase.
At your request, we are also having the ballots handled; mailed out,
returned to, and tabulated by, an independent legal firm.
Regardless
which option you may prefer, please vote your ballot.
As most of you are aware, never in our community's history, have we had
a bigger issue to address. More
homeowners have put in more hours and effort to get us to this point than they
have for any project we have ever undertaken.
We have employed professional help all along the way.
While we have a few homeowners still not happy with the options we have
before us, no viable, well thought out alternatives have been presented. A few
individual homeowners are still promoting ‘fear and doubt' or throwing out
appealing sounding alternatives that could stop or delay this process.
The fact remains however, the only real options before the homeowner is
whether or not this is the time to “renovate”, Option B, or simply “repair
and paint”, Option D.
I
encourage each of you to consider the fact that the community effort put forth
to this point has brought us to a position that will ensure the viability of our
association into the future. It is
unfortunate that both scenarios are expensive and there is such a large dollar
gap between them. This simply is the
way things are and we have a clear choice about which is the right direction for
each of us going forward. We have
much work before us in either case, and I ask each of you, to vote this ballot
and the one that will follow should this one fail.
We have spent over a year getting to this point, now is the time for each
of us to be heard by voting.

Great Turn Out for Town Hall Meetings
The Board of Directors wants to thank everyone who
helped make our two Town Hall meetings a success.
Our homeowner participation was unprecedented.
Eighty percent of our homeowners attended one or both of our June and
July town hall meetings to get educated on and review our building restoration
project. 99 of our 142 homeowners
attended our July meeting. 33
attendees at the July meeting did not attend the June meeting.
66 homeowners attended both meetings.
14 attended the June meeting but not the July meeting.

Committee Activity for September
The Landscape Committee has assisted in obtaining
multiple bids to remove approximately 30 trees from our association.
These trees are either dead or dying or causing potential problems to the
community. This work will hopefully
be completed by the end of September. Their
next effort will be to obtain proposals to address the pruning of our large
trees.
The Board of Directors is considering ways to
enforce existing parking rules and regulations in response to a number of
homeowner complaints. The Board is
looking for homeowners who would be willing to donate a couple of hours each
month to serve on a Parking Committee. If
